Variable Rate Commissions = $$$ Savings!
Note: So that you are aware Vestport Inc. offers variable rate commissions! What does that mean to you as a seller? In a word "Savings". A variable rate commission is when a property is advertised at one commission rate for co-brokers (normally higher) to remain attractive for their clients & customers and a reduced rate for in house sales. Here is a hypothetical situation to help explain how this works. Let's say your property is listed at a 5.5% commission rate with a 4.5% variable rate. What that would means is that if a co-broker was involved then the seller side and the buyer side of the transaction would each receive 2.75% (5.5% / 2) from the seller upon a successful closing. If the property was successfully sold in house however (no co-broker involved) then the seller pays just a 4.5% commission. That equals a full 1% savings and on a $500,000 property would be equal to $5,000 in your pocket.
The above variable rate commission example assumes a fair 50/50 split listing where 1/2 the commission goes to the buyer's agent and 1/2 the commission goes to the seller's agent. Vestport Inc. always splits commissions 50/50 fairly like this so that you are aware but you should also be aware that many offices do not or and may offer not compensation of any kind. Our motivation is to get you results and not simply to see how great your property looks being advertised on the MLS. We are in this to actually sell your property no matter the source of the actual buyer and promote fair business ethics always. It's also important to note that the example above is in fact hypothetical because as you know by now if you are regular user of this system that all commissions are negotiated and never fixed! Fixed rate commissions are illegal per Sherman Anti-Trust laws.
